on the principle where the contractor receives flats in exchange for the
cost of construction (Lock & Key).
What are the Requirements to start Barter
Constructions?
The developer must have all the relevant
permissions (IOD & CC) required to develop the plot or building, and the
permissions should be valid till date. No costs related to the
plot or building—such as deposits, rentals, permission fees, corpus, or any
outstanding payments—shall be the liability of the contractor. The
contractor will participate in barter constructions only in exchange
for flats (the price of the flats shall be mutually agreed upon), and the
work shall be executed entirely through an escrow account.
Do We Take Part Barter Constructions?
Yes, we
do take up partial barter constructions, depending on the location and the
developer’s terms and conditions.
Is There any Value Cost Involved/ Monetary Terms
Involved?
No, in Barter Constructions, there are no
Monetary Payments & Deposits involved (such as Rentals, Cost of Permission
or any other liabilities of the developer). The contractor will
bear the total construction cost (Lock & Key) against the flats received
from the developer at a discounted rate which will be discussed mutually.
