Working in Dadar

Dadar is the city's crossroads: Shivaji Park, Hindu Colony, Parsi Colony, the flower market and the Kabutar Khana, with thousands of 1940s to 70s societies on both sides of the station.

Access shapes the programme. Main roads are wide; Hindu Colony and Parsi Colony lanes are narrow with tree cover, so night deliveries and small pumps.

Society redevelopment produces 15 to 25-storey buildings with 2 and 3 BHKs; Shivaji Park-facing plots command a premium and Hindu Colony has strict height and heritage rules.

Redevelopment plots in Dadar vary, so we quote both: conventional RCC for irregular footprints and podium-and-tower layouts, Mivan where the plate repeats for 20 floors or more. The quote shows both rates so the developer can choose.

Maharashtrian and Gujarati families who already live in Dadar and will not move out; every launch sells locally. Dadar societies negotiate the highest corpus in the city; developers keep cash for that and settle structure work in flats.

What we offer in Dadar: excavation, piling, RCC and civil work quoted from your drawings and elevation, settled in flats of the same project at 35% below market, or half in flats and half on RA bills, or fully in cash.

Quoting basis

Quoted from drawings, by technology

Redevelopment plots in Dadar vary, so we quote both: conventional RCC for irregular footprints and podium-and-tower layouts, Mivan where the plate repeats for 20 floors or more. The quote shows both rates so the developer can choose.

Conventional RCC

Ply-and-prop shuttering with cast-in-situ columns, beams and slabs. Suited to redevelopment plots with irregular footprints, podium-and-tower layouts and towers up to about 25 floors. Quoted per sq ft built-up or item-rate BOQ.

Mivan / aluminium formwork

Monolithic walls and slabs cast together on a 7-day floor cycle. Suited to repetitive floor plates of 20 to 60 floors and large townships. We own formwork sets; the quote covers formwork, labour and material.

Traditional / load-bearing

Brick or block load-bearing with RCC slabs for low-rise, bungalows, row-houses and G+3 society redevelopment in the suburbs and MMR. Lowest cost per sq ft; quoted per sq ft or lump-sum.

Settlement

Three ways to pay for the work

Zero cash outflow
100%

100% barter

Entire work-order value settled in flats

Flats allotted at 35% below the project's current market rate. Best when the developer wants zero cash outflow on structure.

Most common
50/50

50% barter + 50% payment

Half in flats, half on running-account bills

Flats at 35% below market for the barter half; RA bills for the cash half. The most common structure for redevelopment schemes.

Cash

100% payment

Standard contracting on RA bills

We also take pure cash contracts on competitive item rates when the developer prefers to keep inventory.

Process

The process we follow

01

Share drawings

Send architectural and structural drawings, elevation, floor plates and the RERA number. We take off quantities and build an item-rate BOQ.

02

Receive the quote

Quote per sq ft built-up or item-rate, separately for conventional RCC, Mivan or traditional as the structure demands. Barter, 50/50 and cash options side by side.

03

Fix the barter rate

Flats in the same project are valued at 35% below the current market rate. Work-order value ÷ barter rate = carpet area allotted to us.

04

Sign work order + ATS

Work order with milestone table, barter MOU and registered agreements for sale on the allotted flats. Escrow or milestone release as your lender permits.

05

Build and settle

Mobilise in 15 days. Milestones certified by your PMC; flats released to us against certified value, RA bills for any cash component.

FAQ

Common questions, Dadar

Do you take contracting work in Dadar against flats?

Yes. We execute excavation, piling, RCC and civil work for projects in Dadar against a work order settled in flats, shops or units of the same project, valued at 35% below the project's current market rate. 50% barter + 50% payment and 100% payment contracts are also available.

Can the society or the PMC vet Barter Constructions before the Dadar development agreement is signed?

Yes, and we encourage it. We share our execution record, machinery list, formwork inventory and references, and attend society meetings with the developer when asked.

What does 35% below market mean in practice for Dadar?

If flats in your Dadar project are selling at ₹15,000/sq ft carpet, we value the flats we receive at about ₹9,750/sq ft. Work-order value divided by that rate is the carpet area allotted to us, released against PMC-certified milestones.

Do you supply materials on barter in Dadar as well?

Yes. TMT, ready-mix concrete, cement, aggregates, AAC blocks, structural steel and finishing materials are all available on barter in Dadar, bundled into the contracting work order or as a separate supply agreement.

Who sells the flats you receive in Dadar?

We do, through our inventory desk, or we hold them. The developer's sales team is not involved and there is no conflict with their pricing; our units are sold at a market-linked rate, not undercut.

How quickly can you mobilise in Dadar?

Indicative quote within 72 hours of receiving drawings, site meeting within the week, signed work order and mobilisation within 15 days. Machinery, formwork and labour camps are our own.

What happens if the Dadar project is delayed?

The work order carries a milestone table with float. Delays caused by approvals or the developer pause our settlement clock; delays caused by us attract liquidated damages like any cash contract. Flats already released stay released.

Why we hold flats here

Demand in Dadar

Sales of redeveloped flats here are driven by families who want to stay in the neighbourhood; absorption of 1 and 2 BHK free-sale inventory is steady, which is why we are comfortable holding units in these projects.

Maharashtrian and Gujarati families who already live in Dadar and will not move out; every launch sells locally. That is the pool our inventory desk sells into, and it is why we can offer 35% below market rather than a deeper discount.
