Fe500 / Fe500D / Fe550D TMT from primary mills (JSW, Tata Tiscon, SAIL, Jindal Panther, Vizag) delivered to site and settled in flats, shops or units — not cash. Serving Breach Candy and the rest of South Mumbai.
Breach Candy is Bhulabhai Desai Road: the club, the hospital, the sea wall and a line of sea-facing society buildings from the 1960s that are being rebuilt into some of the most expensive flats in Asia.
Sea-facing redevelopment into 20 to 40-storey towers, full-floor or half-floor 4 and 5 BHKs, with marine-grade concrete and corrosion-resistant reinforcement specified throughout.
Sea-facing sites get corrosion-resistant CRS or epoxy-coated bars where the structural consultant specifies them, delivered at night in 6-wheeler loads and stored under cover to avoid chloride exposure before casting.
Luxury towers here specify Fe550D and often CRS bars, with pile cages and shear-wall reinforcement making up a large share of the tonnage.
Old South Mumbai families and returning NRIs; a sea-facing flat here sells on the day it is offered. That is who our inventory desk sells to when we take units here, which is why material-only barter in Breach Candy is typically 8–15% below the developer's rate rather than deeper.
Typical structure: TMT for 3 to 6 towers of a redevelopment scheme is settled against 1 to 4 residential units at the project's agreed barter rate. Combine it with barter contracting in Breach Candy for a single settlement at 35% below market.
Flats allotted at 35% below the project's current market rate. Best when the developer wants zero cash outflow on structure.
Flats at 35% below market for the barter half; RA bills for the cash half. The most common structure for redevelopment schemes.
We also take pure cash contracts on competitive item rates when the developer prefers to keep inventory.

Yes. Units are allotted under the project's MahaRERA registration through a registered agreement for sale and appear in your quarterly RERA filing. We work only with RERA-registered projects or projects where registration is in process.
We do. Once a unit is released to us against delivered value, selling it is our problem, not the developer's. The developer's sales pricing is not affected.
Material rates are either locked per delivery or reset monthly against a published index; the barter rate for units is locked for the supply period. Both mechanisms are written into the MOU.
