Aggregates & Sand in Malad: how it works

Malad is Mindspace, Inorbit, Malad West's Marve Road and Orlem, Kurar Village and the east-side societies along the highway, with the Madh–Versova link now planned.

SRA and society schemes here use aggregate for site-batched rehab wings and backfill; we supply brass-wise against the schedule.

Society redevelopment of 15 to 25 floors on the west, mid-rise and SRA projects around Kurar, and commercial towers near Mindspace.

10-wheeler tippers at night into a stacking area on site; brass-wise supply against the batching or masonry schedule.

IT and BPO professionals from Mindspace, Catholic families from Orlem and buyers from Kandivali and Goregaon. That is who our inventory desk sells to when we take units here, which is why material-only barter in Malad is typically 12–20% below the developer's rate rather than deeper.

Bundled with contracting in Malad, the flats are taken at 35% below market and one work order covers structure and material.

Settlement

How the work order is settled

Zero cash outflow
100%

100% barter

Entire work-order value settled in flats

Most common
50/50

50% barter + 50% payment

Half in flats, half on running-account bills

Flats at 35% below market for the barter half; RA bills for the cash half. The most common structure for redevelopment schemes.

Cash

100% payment

Standard contracting on RA bills

We also take pure cash contracts on competitive item rates when the developer prefers to keep inventory.

FAQ

Before you send the BOQ: Malad

Do you supply aggregates & sand in Malad on barter against flats?

Yes. We supply aggregates & sand to projects in Malad and settle against flats, shops or units of the same project at an agreed barter rate, with GST invoices on every delivery and a registered agreement for the allotted units.

Who bears the risk of the units you receive in Malad?

We do. Once a unit is released to us against delivered value, selling it is our problem, not the developer's. The developer's sales pricing is not affected.

Which brands of aggregates & sand do you deliver to Malad?

1 brass minimum; project supply 2,000 to 50,000 brass. The brand is fixed in the MOU; substitutions only with written approval from your PMC.

Is the Malad barter deal RERA-compliant?

Yes. Units are allotted under the project's MahaRERA registration through a registered agreement for sale and appear in your quarterly RERA filing. We work only with RERA-registered projects or projects where registration is in process.

Can we settle partly in cash and partly in units for aggregates & sand in Malad?

Yes. Any ratio works; many developers settle finishing-stage material in cash and structure-stage material in units.
