What Malad sites are like

Malad is Mindspace, Inorbit, Malad West's Marve Road and Orlem, Kurar Village and the east-side societies along the highway, with the Madh–Versova link now planned.

Access shapes the programme. Link Road and Marve Road take trailers at night; Orlem and Kurar lanes are narrow.

Society redevelopment of 15 to 25 floors on the west, mid-rise and SRA projects around Kurar, and commercial towers near Mindspace.

Redevelopment plots in Malad vary, so we quote both: conventional RCC for irregular footprints and podium-and-tower layouts, Mivan where the plate repeats for 20 floors or more. The quote shows both rates so the developer can choose.

IT and BPO professionals from Mindspace, Catholic families from Orlem and buyers from Kandivali and Goregaon. Malad West's office belt brings steady rental demand for 1 and 2 BHKs, which keeps barter units liquid for us.

The deal, in one line: we build the structure in Malad, you allot flats at 35% below your current rate. Prefer to keep inventory? Take 50/50 or pay cash on RA bills; the quote shows all three.

Quoting basis

Pricing follows the structure

Redevelopment plots in Malad vary, so we quote both: conventional RCC for irregular footprints and podium-and-tower layouts, Mivan where the plate repeats for 20 floors or more. The quote shows both rates so the developer can choose.

Conventional RCC

Ply-and-prop shuttering with cast-in-situ columns, beams and slabs. Suited to redevelopment plots with irregular footprints, podium-and-tower layouts and towers up to about 25 floors. Quoted per sq ft built-up or item-rate BOQ.

Mivan / aluminium formwork

Monolithic walls and slabs cast together on a 7-day floor cycle. Suited to repetitive floor plates of 20 to 60 floors and large townships. We own formwork sets; the quote covers formwork, labour and material.

Traditional / load-bearing

Brick or block load-bearing with RCC slabs for low-rise, bungalows, row-houses and G+3 society redevelopment in the suburbs and MMR. Lowest cost per sq ft; quoted per sq ft or lump-sum.

Settlement

How the work order is settled

Zero cash outflow
100%

100% barter

FAQ

Before you call: Malad FAQs

Do you take contracting work in Malad against flats?

Yes. We execute excavation, piling, RCC and civil work for projects in Malad against a work order settled in flats, shops or units of the same project, valued at 35% below the project's current market rate. 50% barter + 50% payment and 100% payment contracts are also available.

Is a barter contract in Malad RERA-compliant?

Yes. Flats are allotted under the project's MahaRERA registration through a registered agreement for sale and appear in your quarterly RERA filing as sold inventory. We work only with RERA-registered projects or projects where registration is in process.

How do you handle site logistics in Malad?

Link Road and Marve Road take trailers at night; Orlem and Kurar lanes are narrow. We plan deliveries, pours and crane time around those constraints and write realistic milestone dates into the work order.

Can the society or the PMC vet Barter Constructions before the Malad development agreement is signed?

Yes, and we encourage it. We share our execution record, machinery list, formwork inventory and references, and attend society meetings with the developer when asked.

Can the Malad contract be 50% barter and 50% payment?

Yes, and it is our most common structure for redevelopment schemes. The barter half is settled in flats at the agreed barter rate; the payment half is billed as running-account bills against PMC certification.

How do you arrive at a quote for a Malad project?

From your architectural and structural drawings, elevation and floor plates. We take off quantities and quote per sq ft built-up or item-rate BOQ, showing conventional RCC, Mivan and traditional construction side by side where more than one applies.

What size of project do you take in Malad?

From a single-building society redevelopment of about 20,000 sq ft built-up to multi-tower schemes. Below that size the documentation cost outweighs the benefit; above it there is no upper limit.

Why we hold flats here

Selling what we receive in Malad

New-launch sales here track infrastructure: metro lines, coastal road and flyover links have widened the buyer pool for mid-income flats, which supports our barter appetite.

IT and BPO professionals from Mindspace, Catholic families from Orlem and buyers from Kandivali and Goregaon. That is the pool our inventory desk sells into, and it is why we can offer 35% below market rather than a deeper discount.
