What Diva sites are like

Diva is the junction station between Mumbra and Dombivli, with Agasan, Datiwali and the Diva–Shil Road belt filling with affordable launches since the Diva–Panvel line and the new bridges opened.

Access shapes the programme. Diva–Shil Road takes trailers; village roads are narrow.

Affordable mid-rise projects of 10 to 22 floors with 1 and 2 BHKs on plots along Diva–Shil Road and Agasan.

Plots in Diva are regular and floor plates repeat, so Mivan (aluminium formwork) is the first quote: monolithic walls and slabs on a 7-day cycle, formwork sets we own, and a lower per-sq-ft rate once the tower crosses 20 floors. We quote conventional RCC alongside for the podium and any irregular wing.

First-time buyers from Dombivli, Thane and the Central line suburbs. Diva is a first-time-buyer market; we settle against several 1 BHKs and sell them through our desk to the same pool.

For Diva developers: a contractor who does not need monthly RA payments. We take flats at 35% below market, half-barter, or cash, whichever suits the project's cash flow this year.

Quoting basis

How we quote in Diva

Plots in Diva are regular and floor plates repeat, so Mivan (aluminium formwork) is the first quote: monolithic walls and slabs on a 7-day cycle, formwork sets we own, and a lower per-sq-ft rate once the tower crosses 20 floors. We quote conventional RCC alongside for the podium and any irregular wing.

Conventional RCC

Ply-and-prop shuttering with cast-in-situ columns, beams and slabs. Suited to redevelopment plots with irregular footprints, podium-and-tower layouts and towers up to about 25 floors. Quoted per sq ft built-up or item-rate BOQ.

Mivan / aluminium formwork

Monolithic walls and slabs cast together on a 7-day floor cycle. Suited to repetitive floor plates of 20 to 60 floors and large townships. We own formwork sets; the quote covers formwork, labour and material.

Traditional / load-bearing

Brick or block load-bearing with RCC slabs for low-rise, bungalows, row-houses and G+3 society redevelopment in the suburbs and MMR. Lowest cost per sq ft; quoted per sq ft or lump-sum.

Settlement

How the work order is settled

Zero cash outflow
100%

100% barter

Entire work-order value settled in flats

Flats allotted at 35% below the project's current market rate. Best when the developer wants zero cash outflow on structure.

Most common
50/50

50% barter + 50% payment

Half in flats, half on running-account bills

Flats at 35% below market for the barter half; RA bills for the cash half. The most common structure for redevelopment schemes.

Cash

100% payment

Standard contracting on RA bills

We also take pure cash contracts on competitive item rates when the developer prefers to keep inventory.

Process

From drawings to registered flats

01

Drawings in

Architectural and structural sets, elevation, floor plates and the RERA number. Our estimators take off quantities and build an item-rate BOQ within three working days.

02

Quote out

Per sq ft built-up or item-rate, shown for conventional RCC, Mivan or traditional as the structure allows, with barter, 50/50 and cash columns side by side.

03

Rate agreed

Flats in the same project valued at 35% below today's rate. Work-order value divided by that rate gives the carpet area we receive; the unit schedule goes into the MOU.

04

Paper signed

Work order with milestone table, barter MOU, registered agreements for sale on the allotted flats, escrow or milestone release as the lender permits.

05

Site starts

Mobilisation inside 15 days. Your PMC certifies milestones; flats release to us against certified value, RA bills cover any cash share.

FAQ

Barter contracting in Diva: FAQ

Do you take contracting work in Diva against flats?

Yes. We execute excavation, piling, RCC and civil work for projects in Diva against a work order settled in flats, shops or units of the same project, valued at 35% below the project's current market rate. 50% barter + 50% payment and 100% payment contracts are also available.

How do you arrive at a quote for a Diva project?

From your architectural and structural drawings, elevation and floor plates. We take off quantities and quote per sq ft built-up or item-rate BOQ, showing conventional RCC, Mivan and traditional construction side by side where more than one applies.

How do you handle site logistics in Diva?

Diva–Shil Road takes trailers; village roads are narrow. We plan deliveries, pours and crane time around those constraints and write realistic milestone dates into the work order.

Can the Diva contract be 50% barter and 50% payment?

Yes, and it is our most common structure for redevelopment schemes. The barter half is settled in flats at the agreed barter rate; the payment half is billed as running-account bills against PMC certification.

Who sells the flats you receive in Diva?

We do, through our inventory desk, or we hold them. The developer's sales team is not involved and there is no conflict with their pricing; our units are sold at a market-linked rate, not undercut.

What happens if the Diva project is delayed?

The work order carries a milestone table with float. Delays caused by approvals or the developer pause our settlement clock; delays caused by us attract liquidated damages like any cash contract. Flats already released stay released.

Is a barter contract in Diva RERA-compliant?

Yes. Flats are allotted under the project's MahaRERA registration through a registered agreement for sale and appear in your quarterly RERA filing as sold inventory. We work only with RERA-registered projects or projects where registration is in process.

Why we hold flats here

Demand in Diva

This belt records some of the highest flat-sales volumes in MMR because of affordability and new infrastructure (metro extensions, MTHL, Navi Mumbai airport), which is exactly what makes barter units here easy to sell.

First-time buyers from Dombivli, Thane and the Central line suburbs. That is the pool our inventory desk sells into, and it is why we can offer 35% below market rather than a deeper discount.
