Working in Fort

Fort is the old commercial heart, from Horniman Circle to Flora Fountain, with Victorian stone buildings, Bombay Samachar Marg and lanes of cessed tenements behind the banks.

Access shapes the programme. Lanes behind Dalal Street are single-lane with hawkers till late; material comes in by tempo after midnight and is stacked floor by floor.

Projects are heritage-grade restoration on the main streets and cessed-building redevelopment under DCPR 33(7) in the inner lanes, producing small mixed-use buildings with shops below and flats above.

Plots in Fort are tight and access is by night, so we recommend conventional RCC with small-panel shuttering: it tolerates irregular footprints, needs no large formwork yard and lets us stage material inside the building. Mivan only makes sense here on the rare regular plot above 20 floors.

Ground-floor shops sell to jewellers and stockbrokers; upper floors go to tenants being rehoused plus a few sale flats to office-goers wanting to walk to work. Shop units in Fort hold value better than flats, so we often take a ground-floor bay as the barter settlement here.

For Fort developers: a contractor who does not need monthly RA payments. We take flats at 35% below market, half-barter, or cash, whichever suits the project's cash flow this year.

Quoting basis

Quoted from drawings, by technology

Plots in Fort are tight and access is by night, so we recommend conventional RCC with small-panel shuttering: it tolerates irregular footprints, needs no large formwork yard and lets us stage material inside the building. Mivan only makes sense here on the rare regular plot above 20 floors.

Conventional RCC

Ply-and-prop shuttering with cast-in-situ columns, beams and slabs. Suited to redevelopment plots with irregular footprints, podium-and-tower layouts and towers up to about 25 floors. Quoted per sq ft built-up or item-rate BOQ.

Mivan / aluminium formwork

Monolithic walls and slabs cast together on a 7-day floor cycle. Suited to repetitive floor plates of 20 to 60 floors and large townships. We own formwork sets; the quote covers formwork, labour and material.

Traditional / load-bearing

Brick or block load-bearing with RCC slabs for low-rise, bungalows, row-houses and G+3 society redevelopment in the suburbs and MMR. Lowest cost per sq ft; quoted per sq ft or lump-sum.

Settlement

How the work order is settled

Zero cash outflow
100%

100% barter

Entire work-order value settled in flats

Flats allotted at 35% below the project's current market rate. Best when the developer wants zero cash outflow on structure.

Most common
50/50

50% barter + 50% payment

Half in flats, half on running-account bills

Flats at 35% below market for the barter half; RA bills for the cash half. The most common structure for redevelopment schemes.

Cash

100% payment

Standard contracting on RA bills

We also take pure cash contracts on competitive item rates when the developer prefers to keep inventory.

FAQ

Common questions, Fort

Do you take contracting work in Fort against flats?

Yes. We execute excavation, piling, RCC and civil work for projects in Fort against a work order settled in flats, shops or units of the same project, valued at 35% below the project's current market rate. 50% barter + 50% payment and 100% payment contracts are also available.

What size of project do you take in Fort?

From a single-building society redevelopment of about 20,000 sq ft built-up to multi-tower schemes. Below that size the documentation cost outweighs the benefit; above it there is no upper limit.

Which floors and flats do you take in Fort?

A mix agreed at signing, usually mid-floor units of the most saleable configuration in the project rather than the best or worst floors. The unit schedule is part of the barter MOU, and we can swap units by mutual consent before registration.

What protection does the developer have in Fort?

Flats are released only against PMC-certified work value, in tranches tied to milestones, so the developer never allots more than has been built. Escrow is available where the lender requires it.

Can the Fort contract be 50% barter and 50% payment?

Yes, and it is our most common structure for redevelopment schemes. The barter half is settled in flats at the agreed barter rate; the payment half is billed as running-account bills against PMC certification.

What happens if the Fort project is delayed?

The work order carries a milestone table with float. Delays caused by approvals or the developer pause our settlement clock; delays caused by us attract liquidated damages like any cash contract. Flats already released stay released.

Do you supply materials on barter in Fort as well?

Yes. TMT, ready-mix concrete, cement, aggregates, AAC blocks, structural steel and finishing materials are all available on barter in Fort, bundled into the contracting work order or as a separate supply agreement.

Process

The process we follow

01

Drawings in

Architectural and structural sets, elevation, floor plates and the RERA number. Our estimators take off quantities and build an item-rate BOQ within three working days.

02

Quote out

Per sq ft built-up or item-rate, shown for conventional RCC, Mivan or traditional as the structure allows, with barter, 50/50 and cash columns side by side.

03

Rate agreed

Flats in the same project valued at 35% below today's rate. Work-order value divided by that rate gives the carpet area we receive; the unit schedule goes into the MOU.

04

Paper signed

Work order with milestone table, barter MOU, registered agreements for sale on the allotted flats, escrow or milestone release as the lender permits.

05

Site starts

Mobilisation inside 15 days. Your PMC certifies milestones; flats release to us against certified value, RA bills cover any cash share.

Why we hold flats here

Demand in Fort

Sales of redeveloped flats here are driven by families who want to stay in the neighbourhood; absorption of 1 and 2 BHK free-sale inventory is steady, which is why we are comfortable holding units in these projects.

Ground-floor shops sell to jewellers and stockbrokers; upper floors go to tenants being rehoused plus a few sale flats to office-goers wanting to walk to work. That is the pool our inventory desk sells into, and it is why we can offer 35% below market rather than a deeper discount.

Indicative only. Final barter rate depends on stage, floor, view and RERA status.
